This is a basic drawing set for you and your local team to review before making a full purchase. Using your property survey, you can use these plans to get a general idea of how the building will lay out on your site. We will use this as a template for any design modification services you may wish to purchase.
We recommend that you start speaking to a local General Contractor at this time. Although your General Contractor will not be able to provide full pricing with this set, they may be able to provide a rough costing estimate and steer you in the right direction towards project feasibility.
Depending on your local requirements, you can use this as a preliminary review with your local jurisdiction (or local architect if necessary) to make sure your project will meet all of the proper criteria. Your local jurisdiction (i.e. Town, City, or County), property deeds, and, neighborhood or community boards may have certain regulations that may restrict aspects of these designs. It is important that you and your team review such regulations in advance before making any final purchases.
To help you fully realize the full design concept, we recommend purchasing the 3D digital model which will allow you to spin around and walk through the building. Once you are comfortable with the design, or know the modifications you wish to make, you can move forward to purchasing the Construction Set and purchase design customization services.
This is a detailed drawing set to be adapted by your local team for permitting, pricing, and construction. Once the necessary modifications are made to the Schematic Set (if necessary), we can make the updates to your Construction Set drawings. You will use these drawings to start coordinating with your local team including your General Contractor and Subcontractors, Geotechnical and Structural Engineer, and other consultants as necessary. Your local Design Professionals or Consultants may require CAD files which are also available for purchase.
Your local Structural Engineer will require a soils analysis by a Geotechnical Engineer to determine the requirements for your foundation design. Once you have your soils report, the Structural Engineer can start designing foundation and framing plans and details as necessary to meet the building needs under your local conditions.
Although it is not typical for most residential projects, you may want to consult with a Mechanical/ Electrical/ Plumbing Engineer, especially for specialized systems such as geothermal heating & cooling, solar energy, rainwater harvesting, etc.
A Land Surveyor or Civil Engineer can help update the survey to include your building location on your site. A Civil Engineer may also only be necessary for certain site drainage requirements, site utility design (water, wastewater, electric, etc), site infrastructure (roads/ driveways, parking, etc), or other specialty site systems. Some of these site items can be designed by a Landscape Architect. Landscape Architects can also help with trees and plants, and other hardscape features such as decks/ patios, pergolas/ trellises, fences, etc.
Other consultants to consider may be an Interior Designer, Audio/ Visual Consultant, Pool Consultant, Energy or Green Consultant.
Once you have reviewed the Schematic Set with your local jurisdiction and have all of your drawings together from different disciplines, you can submit the drawings for building permit. Not all design professionals may be necessary or required and may be handled by your General Contractor. Please check with your local jurisdiction to verify Design Professional needs and requirements.
Pricing and Construction:
With your Construction Set and other necessary drawings, your General Contractor can give you pricing. You may also wish to distribute the set to several different General Contractors to engage a bid process.
Your General Contractor will want to know material and product selections (also known as 'specifications') for pricing and construction. You can purchase our Selections Guide to help give you some of our best recommended selections along with different options. Otherwise you can work with an Interior Designer or work with your General Contractor and speak with recommended local vendors and suppliers. Your General Contractor can also allot certain allowances (i.e. "$20,000 for appliances") for unknown items when doing pricing estimating.
Your General Contractor will also want to know the construction details which are essentially larger scaled drawings that how certain parts of the building are intended to go together. You can purchase our Construction Details which have best recommended methods and techniques along with different options. Many of these detail options are contingent upon your selections. For example, a window jamb will need to be installed and detailed differently in a siding wall than a masonry wall.
Customize your plan set design including up to 8 hours of our design services (additional at 125/hr). When you order a customization services block of time, you will be prompted to send us your intended modification ideas. We will review and develop a time estimate.
Costs are extremely relative and depend on many factors. Construction costs will vary over time and location and would recommend speaking with a local contractor about their fees, market prices, and local conditions. Our Selections Guide will have various material and product options with different price points to allow you to customize your unit.
Site conditions drastically affect costs as well. Soil conditions can affect your foundation design and would recommend speaking with a local Structural Engineer who will recommend a geotechnical soils report. Topography, trees, and various infrastructure conditions, including, roads/ driveways, drainage, landscape, utilities (water, waste water, cable, phone, electric, etc) can all affect overall construction costs.

Purchasing the Construction Drawings allows you the license to build one unit on your site. You may send or reproduce drawings for contractors and consultants involved with your project. Please review the License Agreement for full terms and conditions.

All sales are final. We recommend starting with the Schematic Design set before purchasing the Construction Set or any other documents. You can use these drawings to get a general pricing cost and feasibility with your local contractor, regulating bodies, and other consultants.
You will need a Structural Engineer to properly size and design your foundation and framing plans and a Land Surveyor to perform or update your property survey. Other consultants may be either desired or required depending on your local jurisdiction and needs.
