Building construction costs depend on many factors. We recommend speaking with a local contractor about general costs of construction, market prices, and local conditions. Fixture, finish, and equipment selections can have a varied impact on the overall costs of your project. Site conditions drastically affect overall costs as well (for example, soil conditions can affect your foundation design). We recommend speaking with a local structural engineer who will be able to recommend a geotechnical engineer to obtain a soils report. Topography, trees, and various infrastructure elements, including, roads/ driveways, drainage, landscape, utilities (water, waste water, cable, phone, electric, etc) are all major factors to consider in site construction costs.

Beyond our Customization Services available for purchase, we are available for consultation on an hourly basis. You can read our Design Guide to better understand our process working with custom projects. However, we will not be available for local permitting and construction administration services during construction in which you will need to rely on your local team. If at any time you feel the need to request our services, please contact us and we can further discuss your specific needs.

Our plan set packages do not include any landscape, civil, structural, mechanical, electrical, plumbing or any other specialty engineering or consultant drawings. You will need a Structural Engineer to properly size and design your foundation and framing plans and a Land Surveyor to perform or update your property survey. Other consultants may be either desired or required depending on your local jurisdiction and needs. Please see our 'Process' section (above) for more information about other professionals and consultants.

Finish, fixture, and equipment selections and specifications can vary upon locality and your desires. While we do not include selections and specifications on our plans, we do have drawing schedules for doors, windows, and lighting/ plumbing/ appliance fixtures. You can use these schedules with your local design teams, General Contractor, or local vendors to make selections that are more catered to your local conditions, style, and budget.

Purchasing the Construction Drawings allows you the license to build one unit on your site. You may send or reproduce drawings for contractors and consultants involved with your project. Please review the License Terms for full terms and conditions.

All drawings are delivered in a digital formats. Our PDF drawings are sized to be scaled and printed at 11” x 17” (a.k.a. "tabloid" or "ledger" size) paper. Our CAD files are vector based drawings in DWG format to be used by your consultants in AutoCAD and most other standardized CAD programs. Our E-Model is delivered in BIMx format which can be viewed via free BIMx viewer.

All sales are final. We recommend verifying costs and building regulations with your local contractors, boards, and other regulating bodies prior to making any plan set product purchases. We also recommend getting pre-approved construction lending prior to making any plan set product purchases. 

We offer Customization Services at $125/hr. with an 8 hour minimum.
